This is for clients that have a steady and consistent income and established credit history with payments and established credit for more than 2 years on most occasions. They rates are very competitive and offer clients the best and most options on their mortgage terms.

Alternative Lenders

Equity lending, Trust Companies

These lenders are able to be more flexible with these client situations particularly in regards to their income and credit profiles. Having late payments or missing payment on your credit history could direct you this way. Having income that is not verifiable by bank (being self employed) would lead you to these lenders.Their rates are higher then "A" lenders but very reasonable and still give you the opportunity to acquire a mortgage whether its for a purchase or a refinance.

Private Lenders

Private Investors

These lenders are used usually used to accommodate clients that were not able to get a mortgage through out other 2 avenues due to credit and income challenges. Due to the risk tolerance that the lenders are taking on by helping the clients in challenging times, the rates and terms will reflect accordingly and may result in higher rates and fees. This lending is usually short term and used to help clear up credit or other issues so client can get back on their feet and on their way to "A" lending.
